All seven started at a document. None ended there.

A title bought, a scheme freed, a building reclad, a factory procured, a team assembled. The document is where we find the problem. Running it is the job.

A title in three pieces, Canning Town

Powerday's site was three things at once, and the strip along its edge could not be bought by anyone while it sat on the highway register. We took it off, then bought the long leasehold, which in effect bought the freehold, and then the strip.

  1. A consultation
  2. Then the courts
  3. Then bought
One site, three titles, before any of it could be bought.
  1. Freehold, and already the client's.
  2. Long leasehold, with the freehold held by Newham Council.
  3. Occupied under no lease at all, and on the council's highway register.
  1. A car park that blocks a scheme

A permitted development scheme of a hundred and thirty-seven homes, with a car park tied to it. The parking is what stops a different scheme coming forward, so the planning application is being amended to reduce it. That amendment is the first step and it has taken a while.

  2. Cladding, and the money for it

The same building needed recladding. We run the remediation and put the funding in place: the project managers and fire engineers appointed, the application made to the fund, the contractor appointed, the building contract negotiated.

  1. Thirty acres in administration

A former training ground of thirty acres, London Irish's, with our client as the main creditor. We are appointed alongside the administrator: negotiate the lease, deal with the lawyers, get the value out. It is a long process and it is still running.

  2. A factory for a food business

Frive needed a new factory and the build is specific to what they make. The whole facility strategy is ours: the consultants appointed, the internal layout designed, the building procured, the heads of terms and the contracts negotiated. Money had gone on unrecoverable work before the firm was involved.

  1. Planning, for a house builder

Smith Homes had brought forward more than five hundred homes. They are builders by trade, so discharging a planning condition and negotiating a section 106 agreement were not work they had done before, and problems had arisen across the estate. We took the planning side of it.

  2. A former nursing home, Brentwood

A planning application on a former nursing home. Our part was assembling the team that would run it, and in the order it was needed.
